Mountain Communities. Institutional Capital.
Long-term partners to the communities where we invest.
Kearsarge Partners invests in New England's mountain and small-town communities - in housing, recreation, and the buildings and land that hold a town together. We buy to hold, we build with the people who live there.
Our Approach
Three commitments we make to every community we enter.
We are an investment firm with deep New England roots. We are not a fund that passes through; we are an owner that intends to be here for the long term.
01
We stay.
We acquire to own and operate, and we structure for continuity of ownership and local operation. Our capital is patient and our plans are long-term.
02
We work in the open.
Once we own a property, the town hears our plans from us first. We engage the community before improvements are drawn, and we expect to be held to what we say.
03
We leave places better.
Housing that people who work in a town can afford. Recreation that stays open and local. Buildings restored rather than replaced. That is what a good outcome looks like to us.
What We Do
Real assets that matter to a community.
We invest across several real asset strategies in New England’s mountain and small-town markets, with an initial focus on New Hampshire.
Each investment is chosen because it matters to the place it sits in - a workforce housing community, a four-season recreation asset, a working commercial property, or a historic building with a next chapter ahead of it. We pair long-term capital with hands-on development and operating expertise, and we partner with the owners, operators, and towns who know these places best.

Today that includes workforce housing we own and operate in New Hampshire - kept affordable for the people who work in the communities around it, and improved for the people who live there.

Who We Work With
If it matters to your community, we would like to talk.
Every conversation is confidential and without obligation.
Owners & operators
Many of the best assets in New England were built by families and founders over generations. If you are thinking about what comes next for something you have built - a sale, a recapitalization, or a partner who keeps you involved - we bring patient capital, development experience, and respect for what is already there. That includes the people who work there and the name on the sign: we would rather keep a good team and a good name than replace them, and we move at the pace a family decision requires.
Towns, employers & community partners
We work alongside select boards, planning boards, housing coalitions, and the employers who depend on local housing and recreation. If there is a property, a parcel, or a problem in your community that needs a long-term owner, we are glad to be part of the conversation early.
